House Cleaning Cost in NJ 2026 — An Honest Price Guide

Why does one quote come in at $140 and another at $420 — for the same house? After 7 years cleaning homes across North & Central New Jersey, here's what we've learned about pricing, and what most companies won't tell you.

The honest truth about house cleaning prices in NJ

If you've called three cleaning companies and gotten three wildly different prices — $120, $245, and $480 — you're not crazy. The market really is that fragmented. Some companies undercut to win the job and add fees later. Others quote high to filter out price-sensitive customers. Most don't explain how they price at all.

This guide is the version I wish someone had handed me when I started DM House Cleaning back in 2019. After cleaning thousands of homes across Berkeley Heights, Summit, Westfield, and 50+ other NJ towns, here's the real pricing math.

Why monthly costs more per visit than weekly

This catches people off guard. The math: a weekly cleaner returns to a relatively maintained home each visit. A monthly cleaner walks into 30 days of buildup, pet hair, dust, and lived-in mess. Same home, more time required. So the per-visit price goes up the less frequently we visit.

Deep cleaning prices in NJ

Deep cleaning is a different category. It's almost always the first visit before recurring service starts, OR a one-time reset before guests, holidays, or selling.

Move-in / move-out cleaning prices

Move-out cleans are typically priced at deep-clean rates plus add-ons (inside cabinets, inside appliances, baseboards, interior windows). Most NJ landlords expect the property at move-in standard, which means more time, more detail, and a higher price.

What changes the price (the real factors)

Two homes the same size can quote $200 apart. Here's what's actually going on:

  • Square footage: Self-explanatory. More floor = more time.
  • Number of bathrooms: Bathrooms are the most labor-intensive rooms. A 3-bedroom 1-bath quotes very differently than a 3-bedroom 3-bath.
  • Pets: Heavy pet hair adds 20-40 minutes per visit. Most companies price pet homes 10-15% higher.
  • Children: Same as pets, but it's about toys and high-touch surfaces.
  • How tidy the home is when we arrive: A cluttered home that needs picking up before cleaning takes longer.
  • Add-ons: Inside fridge ($30-50), inside oven ($30-50), interior windows ($40-80), baseboards ($30-60), inside cabinets ($40-100).
  • Frequency: Lower frequency = higher per-visit price (see above).

Watch out for these pricing tricks

Some companies quote a low base price then add fees you weren't told about. The patterns I see most often in NJ:

  • "Hourly" pricing without a cap. A 4-hour estimate becomes a 6-hour bill.
  • Per-cleaner fees. Each technician adds to the price beyond the quote.
  • Mandatory deep clean to start. Some companies require a $400-$600 deep clean as the first visit before recurring service.
  • "Travel" or "fuel" surcharges. Sometimes legitimate, often a markup.
  • Cancellation fees. Read the fine print — some are 50-100% of the visit cost if you cancel within 24 hours.

How to get an honest quote

When you're calling for quotes (us or anyone else), ask these questions:

  1. "Is this a flat rate or hourly?"
  2. "What's included in the standard price?"
  3. "Are there any add-ons or upsells I should know about?"
  4. "What if it takes longer than estimated — does the price change?"
  5. "What's your cancellation policy?"
  6. "Do you require a first-time deep clean?"
  7. "Are the cleaners insured? Can I see the certificate?"

Any reputable cleaner will answer all 7 directly. If they hedge on insurance or pricing, walk away.
